One thing you don’t get to see as a seller or buyer is the impact your agent has on others… both good and bad.

The role of an agent becomes part shrink, part confidante, part bodyguard, but mostly matchmaker.

Besides taking care of you, the other half of the job is to find you a match. This takes skill in working with others. I thought this definition of a matchmaker was pretty cool:

Noun: person acting as an agent

Meaning: Arbitrator, emissary, intermediary, liaison, mediator, messenger, negotiator, proxy

I love these terms, and I think it really embodies the essence of a great agent. But the opposite is also true. The cliché phony-baloney realtor personality is a turn-off. Nothing beats authenticity. Think about the most attractive people you know. They're relaxed and comfortable and fun to be with. They're real. That's the person you want. A ‘REAL’tor!

This is a bit of a touchy subject, but it’s important to understand that your agent has a real impact on someone else’s willingness to buy or sell. If the other party gets turned off by your agent it can be enough to make them walk away and simply buy something else.

Let’s be honest, it’s only natural to want to do business with those we like and trust. I always talk about real estate as a dating game, and if you were going on a date, and you had to take your agent with you, they better be someone that is going to make the experience memorable and not kill the possibility of a second date.

Look for qualities that attract other people. A matchmaker manages the entire process which means making sure both parties feel good about moving forward. At the end of the day it’s people dealing with people.

I’ve seen clients walk from deals because they don’t like the other agent and I’ve seen sellers go out of their way to sell to a certain buyer because of how their agent represents them. It’s subtle but worth keeping in mind…
